XXXXX Spring into Fall

I’m ready to buy a home and the inventory is low I have two words for you: Be Creative • Buy a fixer upper- you might find that diamond in the rough and may qualify for a FHA 203(k) renovation loan • Get the home of your dreams- buy a teardown and rebuild • Explore rent-to-own options-now is the time to approach an investor with a rent-to-own proposal • Buy a larger home with rentable space that buyers can use to offset part of the mortgage expense while building equity Given the high costs of homes and high competition, the most important thing you can do is get your finances in order so you know what you can comfortably afford, find an experienced agent who can help you through the bidding war and help you stand out in the competitive selling market.

What to do if you’re a homeowner who wants to sell or buy a home. Here are some things to consider…

Who are my buyers and what do I need to know about them?

Let Me Help You: • Reconnect with existing customers and convert more leads • Create and launch powerful eMails • Strategize and leverage your company events and news • Introduce new products and services • Announce offers and promotions

I’m ready to sell my home but the “spring” market has passed

The Millennials (born between 1980 and 1995) are now the largest generation in history, with approximately 90 million members. Their buying patterns give us some indication of the real estate market: • The wait time to buy a home is longer having moved back home after college, first becoming renters and then homeowners • They have a recession mindset having been affected by the Great Recession. They are thrifty and cautious with finances especially due to large college debt • There is a high emphasis on affordability and convenience citing proximity to the workplace as important • Homeownership is viewed as a necessary rite of passage giving them independence and security

Although the traditional “spring” market is over, it doesn’t mean all the serious buyers have disappeared after Labor Day. You’re actually in a great position to sell your home faster and for more money. • Less Competition: You’re not the only homeowner who’s considering taking their home off the market. Reduced inventory means more buyers checking out your home. Make sure your home is priced to sell and that your home is in “show” condition • Motivated Buyers: Anyone taking the time out of a busy holiday schedule to shop for a new home is a serious buyer. Stay flexible with showing times so buyers can get a good look at your home • Your Home Looks Great: Make your home cozy and cheery during holiday time with tasteful decorations and a minimum of clutter. Allow buyers to see their own families celebrating next year’s holiday in your home

At our September meeting we were collecting non-perishable food donations for Foodstock, a grassroots community effort formed to assist with the needs of less fortunate community members who are struggling to put food on their tables. We have asked quite a bit of our members over the past few years to help support the community and in true SBACNJ fashion, our members have stepped up beyond expectations every time. Thank you for your generous support. Please come out on Saturday, October 14th from 1-7 for Foodstock’s Annual Food Drive. Details are here http:// foodstocknj.org/foodstock/
