Never Try to Time the Market When Buying A Home By, Lauren Kowlacki Don’t obsess with trying to time the market and figure out when is the best time to buy. Trying to anticipate the housing market is impossible. The best time to buy is when you find your perfect house and you can afford it. Emotional Investing can be thought of as also “Timing.” Noth- ing good comes from emotional investing. And when you try to time the market, you leave yourself vulnerable to emotion and uneasy decision making. Real Estate Markets move up and down, and real estate doesn’t always go up in value. But it’s completely irrelevant because you don’t know when the high – or the subsequent low – will come. Real estate is cyclical, it goes up and it goes down and it goes back up again. So, if you try to wait for the perfect time, you’re probably going to miss out.

Assembly approves Dancer bill authorizing online car sales and e-signatures

As more car dealerships reinvent their sales strategies due to the pandemic shut- downs and to meet consumer demand for a less stressful sales experience, the state Assembly passed Assemblyman Ron Dancer’s bill authorizing online car sales and modernizing Motor Vehicle Commission practices. “The coronavirus and related government policies have forced us to adapt and de- velop different ways of doing business,” said Dancer (R-Ocean). “Moving car sales online makes a lot of sense for car dealerships right now, and we need to update our laws and processes to account for electronic signatures and documentation.”

This bill (A5033) authorizes the online sales of motor vehicles by allowing dealers to obtain electronic signatures on documents required to complete such transactions in New Jersey. The MVC would have to accept electronically signed transaction documents and non-notarized signatures on any transaction documents completed by a licensed motor vehicle dealer. “Online car sales offer a safer and more efficient way to buy a vehicle for both the customer and the dealer,” explained Dancer. “We can protect people’s health, meet customers’ demands, and help struggling dealerships by making government evolve with the industry.” The bill goes to the Senate for further consideration.
