The main factors that influence value of a include: • Sale price of comparable properties that have sold recently • List price of comparable properties that are currently on the market • Properties relative condition, quality, age, location and other features • Replacement cost of the property if it were replicated on another lot • General real estate conditions in the applicable neighborhood • Economic conditions, including interest rate environment • Renovations and repairs An excellent way to gather a home value idea before you list your home is to attend open houses to see and understand comparable property to evaluate your home. Gathering this information will add both knowl- edge and confidence. It is important to recognize that Real Estate Agents have access to the most current and complete information. Online tools and non-broker affiliated sites don’t have this. Missing one comparable or incorrect sales price can hurt what your house is worth on your own.
